Annual rent adjustment

We are allowed to increase the basic rent every year on 1 July. You will receive a letter from us about this at least two months in advance, so no later than 1 May. In this letter we will tell you by how much we will increase your rent. We will also explain how you can object if necessary. The central government determines the maximum rent increase percentage every year.

When will I receive the letter about the annual rent adjustment?

We are allowed to increase the basic rent every year on 1 July. You will receive a letter from us about this at least two months in advance, so no later than 1 May. In this letter we will tell you by how much we will increase your rent.

 

How high may the rent increase for residential properties legally be?

Every year a housing corporation is allowed to increase the rent. The law contains rules for the annual increase of the rent.

 

For 2024 this means:

The maximum rent increase for social housing, caravans or pitches is 5.8%.

The maximum rent increase for a private sector home, garage or carport is 5.5%.

For homes where the maximum reasonable rent has been reached, we charge the maximum reasonable rent.

 

How much is my rent increase?

You will find the amount of your rent adjustment in the letter you receive at home.

 

Will the rent payment be adjusted automatically?

Have you authorized us to debit the rent from your account each month? Then you don't have to do anything. We will automatically adjust the amount for you as of July 1st.

 

Do you pay your rent in a different way?

Then you are responsible for adjusting or passing on the new rent amount. For example, if you pay your rent via internet banking or via a third party (such as a trustee).

Why do I have a higher or lower rent increase than my neighbor?

The rent you pay also determines the amount of the rent increase. Even if you both have exactly the same home, the rent and therefore the rent increase can differ. How is it possible that the rent differs per home? This can have several reasons:

 

  • Rents are now on average higher than before. If your neighbours have been living there longer, they started with a lower rent. If you are going to rent a house now, you will pay the current rent.
  • There can be a difference in the quality of the house. For example, one house may have a central heating boiler and better insulation than another house. The WOZ value can also differ per house.
  • Everyone gets a rent increase every year. But due to a difference in income, one neighbor may have received a higher rent increase than the other (income-related rent increase).

 

What if I can no longer pay the rent due to the rent increase?

The annual rent increase applies to all our tenants. We cannot make an exception to this. If you have financial problems, please contact us in time. We will be happy to think along with you about a solution. This could be a payment arrangement, for example.

 

How is the maximum rent for my home determined?

To determine the maximum rent of a home, Wetland Wonen uses the home valuation system, which shows the quality of your home in points. Each part of your home, such as the living area, kitchen, sanitary facilities and WOZ value, receives points. These points together provide the maximum rent. Because the parts can change annually and the WOZ value also determines the home valuation, the points calculation is different every year.

 

Using the Rent Assessment Committee's rent price check, you can also calculate the number of points and the maximum rent price of your home yourself.
